WHAT'S INCLUDED

Complete Home Protection, Start to Finish

Full Property Inspection

We inspect every entry point, harborage area, and moisture source — inside and out — before recommending any treatment.

Satisfaction Guarantee

If pests return within your guarantee window, so do we — at no extra charge. No questions asked.

Family & Pet Safe Products

We use targeted, low-toxicity formulations applied in places pets and children do not reach. Where a non-chemical option works — exclusion, trapping, heat, or habitat correction — we use that first.

Exclusion & Entry-Point Sealing

Killing what is already inside solves half the problem. We seal the gaps around utility penetrations, weep holes, soffits, and foundation cracks so the next generation cannot follow the same route in.

Interior & Perimeter Treatment

Treatment is matched to the pest and the season — crack-and-crevice work indoors, a perimeter barrier outdoors, and targeted attic or crawlspace work where the activity actually is.

No Binding Contracts

Book a single visit or an ongoing plan, and change your mind at any point. We would rather earn the next visit than lock you into one.

EVERY KIND OF HOME

Different Homes, Different Problems

A downtown condo and a Bradford farmhouse do not fail the same way. Housing stock across the GTA varies enough that the same pest arrives by a completely different route depending on where you live — so the inspection matters more than the product.

Detached & Semi-Detached Homes

The most common GTA pest profile: carpenter ants in damp framing, mice entering through garage thresholds and utility gaps in autumn, wasp nests under soffits and deck rails through summer. Older homes in Toronto’s established neighbourhoods often have fieldstone or rubble foundations with dozens of small entry points, which is why exclusion matters more here than repeat spraying.

Condos & Apartments

Shared walls, chutes, and risers mean a unit can have an issue that started three floors away. Cockroaches and bed bugs travel along plumbing and electrical runs between units, so treating one unit in isolation rarely holds. We document what we find so you can raise it with property management when the source sits outside your walls.

Townhomes & Row Housing

Shared attics and continuous soffit runs let mice and squirrels move between units above the ceiling line. We inspect the full roofline rather than just your section, because a gap over a neighbour’s entry becomes your problem within a season.

Cottages & Seasonal Properties

Properties that sit empty for months accumulate overwintering pests — cluster flies, boxelder bugs, and mice that moved in unobserved. A pre-season inspection and an autumn exclusion visit prevent most of what would otherwise greet you on arrival.

What the Ontario Pest Year Actually Looks Like

Spring. Carpenter ants become visible indoors as satellite colonies wake up, and overwintered queens start new wasp nests in sheltered spots. This is the cheapest point in the year to deal with either, because you are treating one nest instead of a mature colony.

Summer. Wasp and hornet nests reach full size, tick activity peaks in tall grass and wooded edges, and humid stretches drive earwigs, silverfish, centipedes, and sowbugs indoors looking for moisture. Most emergency calls we take between June and August are stinging insects.

Autumn. The single most important window. Mice, cluster flies, boxelder bugs, and stink bugs all move toward heated structures as nights cool. Exclusion work done in September and October prevents an infestation that would otherwise be discovered in January, when the animals are already nesting inside and the fix is far more invasive.

Winter. Milder winters across southern Ontario no longer reliably kill back populations the way they once did. Rodent activity continues indoors, and bed bugs and cockroaches are entirely unaffected by outdoor temperature. Winter is also the easiest season to spot mouse runs and droppings in an otherwise quiet house.
